Who we are

Tetra Home Loans LLC is a licensed Michigan first mortgage broker. We help people find and apply for residential mortgage financing. We are located in Grosse Pointe Shores, Michigan and we broker loans through wholesale lender partners rather than lending our own money.

This policy explains what personal information we collect, why we collect it, who we give it to, and what control you have over it. It applies to our website at thetetraplan.com, to our text messaging program, and to information you give us by phone, email, or on a loan application.

Your privacy rights under federal law

As a mortgage broker we are a financial institution under the Gramm-Leach-Bliley Act. Federal law gives you the right to limit some sharing of your personal information and requires us to tell you how we collect, share, and protect it. Michigan's Identity Theft Protection Act and the FTC Safeguards Rule at 16 CFR Part 314 also apply to us.

Information we collect

Information you give us. Name, address, phone numbers, email address, date of birth, Social Security number, employment and income details, assets and account balances, debts and monthly obligations, marital status, the property address you are buying or refinancing, and anything else on a loan application.

Information from third parties. Credit reports from consumer reporting agencies, verification of employment and income, tax transcripts you authorize us to pull, appraisals, title and escrow records, homeowners insurance details, and data returned by lender automated underwriting systems.

Information collected automatically on our website. IP address, browser and device type, pages viewed, and referring site. Our site uses Google Analytics and a Meta advertising pixel. These tools set cookies and may allow Google and Meta to recognize your device across sites. You can turn off cookies in your browser and you can opt out of Google Analytics using Google's browser add-on.

Information from web forms and calculators. If you fill out a contact form, request a quote, or use a mortgage calculator on our site, we collect the name, email address, phone number, and loan details you enter.

Mobile and text messaging information. Your mobile phone number and your consent to receive text messages from us, along with the content and timestamps of messages between you and us.

How we use your information

  • To take and process your mortgage application
  • To submit your file to wholesale lenders for pricing, underwriting, and approval
  • To order credit reports, appraisals, title work, and verifications
  • To communicate with you about your loan, including by text message
  • To meet legal and regulatory obligations, including NMLS reporting, the Mortgage Call Report, anti-money laundering rules, and record retention requirements
  • To improve our website and measure the performance of our advertising

Who we share your information with

We share what is necessary, with the parties below, to get your loan closed:

  • Wholesale lenders and investors we submit your application to
  • Service providers that support the transaction: credit reporting agencies, appraisal management companies, title and escrow companies, verification vendors, document preparation and e-signature platforms, and our loan origination system
  • Your real estate agent, attorney, or financial professional, when you ask us to or when the transaction requires it
  • Regulators and law enforcement, when required by law, subpoena, audit, or examination

We do not sell your personal information. We do not sell mortgage leads.

Sharing between Tetra companies

Tetra Home Loans LLC is affiliated with Tetra Wealth Management LLC, Tetra Tax LLC, and Tetra Insurance Agency LLC. All four are owned by David Rakecky. An affiliated business arrangement disclosure is provided separately when it applies to your transaction.

We share your information with those affiliates only when you give us written authorization to do so. You are never required to use an affiliated company to get a mortgage from us.

Mobile information and text messaging

We will not share your mobile information with anyone. Mobile information and text messaging originator opt-in data and consent will not be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. This exclusion applies to every category of sharing described anywhere else in this policy. Text message content and mobile opt-in data are disclosed only to the messaging platform vendors that deliver and archive our messages on our behalf, and to regulators when required by law.

How you opt in. You give consent by checking a box on a form, by signing a document that includes a consent line, by verbally agreeing on a recorded or documented call, or by texting us first. Consent to receive text messages is never a condition of getting a loan or any other service from us.

What we send. Loan status updates, document requests, appointment and deadline reminders, rate and market information, promotional offers, and account or security notifications.

Message frequency varies based on your loan activity. Message and data rates may apply.

How to stop. Reply STOP to any message to opt out. Reply HELP for help. You can also email or call us using the contact information below.

Our text messages are archived through a compliance archiving vendor as required by our recordkeeping obligations.

How we protect your information

We maintain a written information security program. Safeguards include encrypted storage and transmission, multi-factor authentication on business systems, a password manager, access controls limiting access to the owner only, locked physical storage for paper records, and secure destruction of records at the end of their retention period.

We ask that you never send a Social Security number, account number, or other sensitive information to us by plain email or text. Use our secure document portal or our e-signature platform instead.

Data breach notification

If your unencrypted personal information is acquired without authorization, we will notify you without unreasonable delay in accordance with Michigan's Identity Theft Protection Act, MCL 445.72, and any other law that applies.

How long we keep your information

We keep mortgage loan files and related records for at least three years after the loan closes or the application is withdrawn or denied, and longer where a specific rule requires it. Text message records are retained under our compliance archiving policy. We securely destroy records once the retention period ends.

Your choices

  • Opt out of text messages by replying STOP
  • Opt out of marketing email using the unsubscribe link in any email
  • Ask us not to call you and we will add you to our internal do-not-call list
  • Request a copy of your information, or ask us to correct something that is wrong, by contacting us
  • Turn off cookies in your browser settings

Some information we are required by law to keep even after you ask us to delete it.

Children

Our services are for adults. We do not knowingly collect personal information from anyone under 18.

Changes to this policy

We may update this policy. The effective date at the top shows when it last changed. Material changes will be posted here before they take effect.
